At Greg Hocking, we want to ensure that our landlords have a rewarding, stress-free experience. We believe that finding a tenant who will look after your investment property, pay rent on time and let you know about any maintenance issues before they become a bigger problem takes a lot of the hassle out of being a landlord.
When it comes to attracting a quality tenant, the rules aren’t particularly different to the sales market. Importantly, you only get one chance to make a great first impression. That’s why we recommend that our landlords invest in a comprehensive marketing campaign which may include:
- Professional photos – these will help your property stand out in a competitive market and ensure that online views convert to in-person inspections. We can even arrange to have vacant properties digitally furnished, shown in the image above, so potential tenants can get a feel for the space rather than looking at empty rooms.
- A premium online listing – no one will rent your property if they can’t find it. Spending a little extra for a high-profile position will get it in front of all potential tenants.
- Floor plans – a professional floorplan is also worth considering and can often be created at the same time as your photos for a small additional cost.
We believe that the additional cost of these elements more than pays for itself by attracting quality tenants, allowing you to achieve a higher weekly rent and ensuring your rental is leased sooner. And of course, all these expenses are tax deductible.
