There’s no doubt Melbourne’s stage 4 COVID-19 lockdown has been tough. Everyone is in the same boat, facing a constantly evolving situation, subject to change at very short notice.
If you’ve recently bought or sold a house, or signed a contract or rental lease, we’re sure you have questions as to how the lockdown will affect you.
CAN I STILL MOVE?
Yes, you can – depending on the circumstances.
According to the Real Estate Institute of Victoria, Melburnians can still move house during the lockdown period – expected to last until September 13 – as long as your new home will be your principal place of residence.
Victoria’s Department of Health and Human Services has advised that Melbourne’s curfew hours of 8pm-5am still apply when moving and friends and family can’t help you move unless you’re infirm or disabled.
WHAT ABOUT MY SETTLEMENT OR RENTAL LEASE?
If your contract for a residential property is scheduled to settle – or your rental lease, is due to expire – during the lock down, and they were entered into on or before August 5th, you can continue to organise details with us. Leases and application approvals can commence during lockdown however in person inspections are NOT permitted.
CAN I ATTEND INSPECTIONS?
Only final inspections can be conducted one-on-one, with just one resident or tenant allowed to attend. You will need to show evidence of the appointment while we need a permit to meet you at the property.
No on-site inspections are permitted, including agents attending to perform walk-through tours.
CAN I PUT MY HOUSE ON THE MARKET?
Yes, you can. But bear in mind auctions can only be held online. It’s also important to note that the usual set up for marketing, such as photos, floor plans and tours, can’t be performed either; however, if these details were organised prior to lockdown, there should no issue. As mentioned above, all inspections of your property need to be remote.
WHAT ABOUT PROPERTY APPRAISALS?
Yes, we can do appraisals but they will be virtual appraisals, with you as the vendor providing the walk through of your house.
